Fire-Rated Ductwork: When Your Kitchen Exhaust Duct Has to Be Rated
Fire-rated ductwork maintains its integrity for a defined period under fire conditions, protecting escape routes and adjoining spaces during evacuation. It is required by where the duct runs rather than by what is cooked: through other tenancies or occupied areas, through fire compartments, shafts or escape routes, in tall buildings with strict compartmentation, and anywhere SCDF or BCA require rated containment. The rating is a property of the installed system - joints, supports and penetrations decide whether it performs.

Most operators think about fire in a commercial kitchen at the hood: suppression nozzles over the cooking line, an extinguisher on the wall, a cleaning schedule for the filters. All of that is right, and none of it answers the question this article is about.

A kitchen fire that gets past the hood goes into the duct. The duct is warm, coated in grease, and runs in a straight line to somewhere else in the building. Whether that becomes a contained incident or a building-wide one depends on something decided long before the fire โ€” whether the ductwork itself was built to resist fire, and whether it needed to be.

What fire-rated ductwork actually is

Fire-rated ductwork maintains its integrity for a defined period under fire conditions. That is the whole idea in one sentence, and the important words are integrity and defined period.

Ordinary galvanised ducting is built to move air. Under fire it distorts, joints open and it stops being a sealed path very quickly. Rated ductwork is built and installed so that it holds together and keeps containing what is inside it for a specified length of time โ€” long enough to protect escape routes and adjoining spaces while the building is evacuated.

It is not a fire-prevention measure. It does not stop a fire starting and it does not put one out. It buys the building time, and it stops your kitchen fire becoming the tenancy next door's fire.

Where it is actually required

Here is the part that catches operators out: whether you need rated ductwork has very little to do with what you cook. It is decided by where the duct goes.

The situations that call for it are:

  • Exhaust runs passing through other tenancies or occupied areas. The moment your duct leaves your unit and crosses somebody else's space, you are carrying a fire risk through their premises.
  • Ducting routed through fire compartments, shafts or escape routes. A building is deliberately divided into compartments so fire cannot travel freely between them. A duct is a hole through those divisions unless it is built not to be.
  • Tall buildings and developments with strict fire-compartmentation requirements. The taller the building and the longer the evacuation, the more the containment period matters.
  • Any routing where SCDF or BCA require a rated containment.

Read that list against your own unit and the answer is usually obvious. A standalone shophouse kitchen with a short run straight out to a rear wall is a different proposition from a unit in the middle of a mall whose exhaust travels through a shared riser past four other tenancies before it reaches roof level.

Why this is discovered late, and why late is expensive

The routing is settled at design and fit-out stage, and that is also when rated ductwork is cheapest to build โ€” because it is simply how the duct is made in the first place.

What happens instead, often enough, is this. A tenant fits out a unit, the duct is run the shortest way through whatever space is available, and the requirement surfaces later: at a fire safety inspection, during a landlord's audit, when the building's fire strategy is reviewed, or when another tenant asks what is running above their ceiling. At that point the run already exists, it is already connected, and the fix means opening ceilings, working around a kitchen that wants to keep trading, and doing at night what could have been done in daylight.

The lesson is unglamorous and worth real money: establish the route and its fire requirements before the ductwork is fabricated, not after it is hanging.

Joints, supports and penetrations โ€” where rated ducting succeeds or fails

This is the part that separates a rating on paper from a rating in the building.

A fire rating is a property of the whole installed system, not of a length of material. The duct sections themselves are rarely the problem. What decides performance is the detailing: how sections are joined, how the duct is supported so that it does not sag or drop when steel loses strength in a fire, and how every penetration through a wall, floor or compartment line is sealed.

A perfectly specified rated duct with a badly made penetration is a hole in a fire compartment with an expensive duct running through it. That is why we fabricate and install this work in-house rather than leaving the detailing to a sub-contractor โ€” the joints, supports and penetrations are exactly the parts that get compromised when the responsibility is split.

If you are inheriting an installation, those three things are what an assessment looks at first. Not the shine on the duct โ€” the connections, the hangers, and every point where it passes through something.

If your ductwork already exists

An existing system can often be brought up to requirement without ripping everything out. In many cases that is done through rated wrap systems, or by replacing the sections that need it, depending on what the existing installation is and how it was built.

Which of those is right is not a judgement to make from a photograph. It depends on the duct's construction, its condition, how it is supported, and precisely where the compartment lines fall along its route. The honest sequence is: inspect first, then recommend the most practical compliant approach โ€” and be told plainly if the existing run is not worth upgrading.

It is one layer of three, not a substitute for the others

Rated ductwork sits in a layered defence, and each layer does something the others cannot:

  • Prevent โ€” regular grease cleaning, so there is less fuel in the duct in the first place. Cleaning is what keeps a duct from becoming a fuel-lined tube.
  • Suppress โ€” hood fire suppression, which deals with a fire at the cooking line before it reaches the duct at all.
  • Contain โ€” fire-rated ductwork, for the case where the first two did not hold.

Operators sometimes treat these as alternatives and pick one. They are not alternatives. A clean duct with no suppression, a suppressed hood over a duct nobody has cleaned in two years, or rated ducting full of grease โ€” each of those is a system with a known gap in it. What to do this week

You can get most of the way to an answer without anyone visiting:

  1. Trace the route. From the hood to the discharge point, what does the duct pass through? Your own ceiling only, or a shared riser, a corridor, another tenancy, a car park?
  2. Find out whose space it crosses. If the answer includes anyone other than you, rated ductwork is likely in scope.
  3. Ask the building for the fire compartmentation information. The landlord or building management holds the fire strategy for the development. It tells you where the compartment lines are, which is what determines the requirement.
  4. Look at the penetrations you can see. Where the duct passes through a wall or slab, is that opening properly sealed, or is it a gap with a duct in it?

The short version

Fire-rated ductwork is decided by the route, not the menu. If your exhaust crosses another tenancy, a shaft, an escape route or a compartment line, it is likely in scope. Settle it before the duct is fabricated, because retrofitting through finished ceilings around a trading kitchen is the expensive version. And judge any installation by its joints, supports and penetrations โ€” that is where a rating is either real or only on paper.

How do I know if my building requires fire-rated ductwork?
It depends on how the exhaust is routed and on your building's fire-compartmentation requirements. The routing is assessed against SCDF and BCA expectations to establish where rated ductwork is required. As a first check yourself: trace the duct from the hood to its discharge point and note whether it passes through another tenancy, an occupied area, a shaft, an escape route or a compartment line. If it crosses anyone else's space, rated ductwork is likely to be in scope.
Can existing ductwork be upgraded to fire-rated, or must it be replaced?
In many cases it can be upgraded, through rated wrap systems or by replacing the sections that need it, depending on the existing installation. Which approach is practical depends on how the duct is built, its condition, how it is supported and exactly where the compartment lines fall along the route, so the installation is inspected first and the most practical compliant approach recommended from what is actually there.
Does fire-rated ductwork mean I can clean the duct less often?
No. They address different risks. A rating contains a fire that has already started; cleaning reduces the fuel that lets one start and spread in the first place. Rated ducting full of grease still has a fire load inside it. Cleaning frequency is set by cooking volume and hours, not by what the duct is made of.
Is fire-rated ductwork the same as a fire damper?
No. They are different measures that can appear in the same system. Rated ductwork is about the duct itself holding its integrity for a defined period. Which measures apply to a particular route is part of assessing that route against the building's fire strategy.
Why does the price vary so much between quotations?
Because the work varies enormously with the route and the building rather than with duct length. The number of penetrations, the support arrangements, the access available, whether the kitchen must keep trading and whether the work is restricted to night hours all change the job. This is quoted after the route and the existing installation are understood, not from a rate per metre.
